One call between vacancy and ready
Every day a property sits empty costs its owner money, and the gap between one tenant leaving and the next arriving is where properties lose condition fastest. Left-behind belongings, deferred cleaning, broken locks, and unsecured openings all pile up at once. Our job is to compress that gap: we clear it, clean it, secure it, and repair it, so the property is ready for its next chapter without you juggling five vendors.
What we handle
- Trash-outs and clean-outs. We provide the labor, equipment, and trucks for clean-out projects of any size. All debris is hauled away and legally disposed of, leaving the property in broom-swept condition. Larger hauls run through our junk removal operation.
- Debris removal, interior and exterior. Debris calculated in cubic yards or feet, with written and photographic documentation of all work performed. If we find an excessive amount, you get an estimate of removal costs before any work begins.
- Deep cleaning and janitorial services. Full maid-level cleaning between occupants, including kitchens, bathrooms, and appliances.
- Sales cleans. Inside windows washed, floors swept and mopped, bathrooms cleaned, carpets vacuumed, cobwebs removed, and general cleaning throughout, leaving the house in sales-clean condition. Steam carpet cleaning is available and bid as a separate item.
- Lock changes. Locks changed to the key code required by the loan type’s regulatory standards, or to your instructions.
- Board-ups and window securing. Broken windows, doors, and openings boarded and bolted so the property is not accessible. We also repair, replace, or reglaze windows as needed.
- Winterization. The entire plumbing system drained, blown out with compressed air, and checked for leaks. Antifreeze is added and dated winterization signs are posted.
- Pool covering and pool securing. Pools and hot tubs secured to the standards HUD specifies for the area, including tarp or wire mesh covering to make the pool inaccessible.
- Roof repair and tarping. Repairs and tarping done to applicable guidelines, with slats and screws holding tarps down so nothing leaks while the property waits.
- Hazardous material disposal. Lawn and garden chemicals, antifreeze, brake and transmission fluid, paint, car batteries, and similar items removed and disposed of to hazardous material standards.
- Flat-rate turnovers. Trash-out, lawn cut, shrub trimming, new locks and lockbox, cleaning, and sellable condition, all for one low flat rate.
